Window Repair Singapore: What We Fix and What Needs an Approved Window Contractor
HDB's window guides split window problems into simple maintenance and safety repairs. The simple jobs can be done by you or a handyman. The safety repairs must be done by a BCA Approved Window Contractor (AWC) listed with HDB. Our team does the first group.
Window fixes our team does:
- Sliding window that will not slide smoothly. We clean dirt and debris from the whole track and lubricate it. If the rollers are jammed or damaged, they need replacing by an AWC.
- Casement window that is hard to close. We clean and lubricate the hinge track, sliding shoe and pivot points, and check that the friction stay is still firmly fixed.
- Loose screws. Loose screws on casement windows and loose track screws on sliding windows are tightened.
- Loose rubber gasket. A gasket that has worked loose is pushed back tightly into its groove.
- Window handles. Stiff, loose or broken window handles are replaced with a standard handle.
Repairs that need an Approved Window Contractor in HDB flats:
- Broken, rusty, corroded or non-stainless steel rivets and screws, and sagging, bent or loose friction stays.
- Deteriorated corner brackets.
- Brittle or broken rubber gaskets.
- Cracked or loose glass panels.
- Jammed or damaged rollers on sliding windows.
- Missing or damaged safety stoppers and safety catches that stop a sliding panel from jumping its track.
- Window installation and replacement.
Window works that need an Approved Window Contractor are carried out by one, not by our handyman team. Homey is not an Approved Window Contractor. You can find one on BCA's list of approved window contractors or in HDB's directory of approved window contractors.

HDB Window Rules You Should Know
- You are responsible for upkeep. HDB says the flat owner or occupant is responsible for the upkeep of the windows in the flat.
- Casement windows need stainless steel rivets. If you fail to retrofit your casement windows with stainless steel rivets, HDB states you may face a fine of up to $5,000, jail of up to 6 months, or both.
- Window reports. Within 14 days of finishing the work, the Approved Window Contractor submits the window report to BCA. HDB says contractors should give you the report at no extra charge, and you should keep a copy.
- Replacement needs a permit. HDB requires a renovation permit for window replacement, applied for by the Approved Window Contractor. Full height windows, including 3/4 height and bay windows, may only be replaced when a damaged frame needs it.
- Lowest floor. HDB notes that windows in flats on the lowest level are exempted from BCA's window regulations, as there is no danger of objects falling from height.
How to Check Your Windows
BCA's advice for homeowners is to check, clean and change. A quick check every few months catches most problems early.
- Check. Open each casement window and use a small mirror to look at the rivets or screws on the top and underside of the window panel. Look for rust, missing rivets or a friction stay that has bent or come loose. On sliding windows, check that the stoppers and safety catches are still in place.
- Clean. Wipe dirt out of sliding tracks, hinge tracks and sliding shoes, then lubricate them.
- Change. Anything loose, missing, rusted or cracked goes to an Approved Window Contractor.
If a window feels loose or wobbly, keep it closed and locked until it has been checked.
