Typical 2026 ranges per sq ft of office space. Your quote depends on how much is built, the building's rules and the hours allowed for noisy work.

As a rough guide, a 500 sq ft office at a basic level is about $15,000 to $30,000, and a 1,000 sq ft office at a standard level about $70,000 to $100,000. Air-con, sprinkler and fire alarm changes are quoted separately by licensed contractors.

Office fit-outs usually need sign-off before work starts. In general:

• Your landlord or building management. Most commercial leases need the landlord to approve fit-out plans first. Buildings also set working hours, lift bookings, deposits and rules for noisy work, so read your lease and the building's fit-out guide before you get quotes.
• SCDF fire safety. Under the Fire Safety Act, fire safety works, including changes that affect escape routes or fire compartments, need SCDF plan approval unless they are exempted or can be lodged as minor works. A Qualified Person submits the plans.
• BCA. Building works may need BCA plan approval unless they count as insignificant building works. If unsure, a Qualified Person can advise.
• HDB shops and offices. HDB requires prior approval for fitting-out works, applications through a Qualified Person, and contractors from its Directory of Renovation Contractors. Works run from 9am to 6pm, Monday to Saturday, and noisy works from 9am to 5pm, Monday to Friday.

Renovation works are carried out by our partner V On Construction Pte. Ltd., listed in HDB's Directory of Renovation Contractors. We work with your landlord's requirements and bring in a Qualified Person where the scope needs one.

• Check the reinstatement clause first. Anything you build you may have to remove at lease end, so simple drywall and loose furniture can save money twice.
• Keep partitions clear of sprinklers and exits. A new room can change the fire safety layout, which may need approval.
• Plan power and data early. Floor boxes and new circuits are cheaper before the flooring goes down.
• Work after hours if you must stay open. Many buildings only allow noisy work at set times, which affects the schedule and price.
• Glare and privacy. Blinds and frosted film are cheaper than solid walls for privacy.
