Partition Wall Singapore: Types and When Each Fits
- Gypsum board (drywall). A metal stud frame with boards on both sides. Fast, light and quiet to build, and easy to remove later. Add rockwool in the cavity for better sound insulation.
- Hollow block. A masonry wall, plastered and painted. Solid to knock on and better for hanging heavy items, but slower, heavier and messier to build.
- Glass block. Lets light through while dividing the space. Common for a study or a kitchen screen.
- Glass partition. Framed or frameless glass for offices and open kitchens. Price depends heavily on the frame and glass type.
- Sliding or folding doors. Not a wall, but a flexible way to close off a study or a guest room when needed.
For a flexible divider without building anything, curtains on a ceiling track are the cheapest option.

HDB Partition Wall Rules
From HDB's building works guidelines:
- No permit is needed to put up a 63mm hollow block wall, an 80mm glass block wall or a gypsum partition.
- New rooms must have adequate natural lighting and ventilation, and the fire escape route must stay direct, not passing through another room.
- Hollow block walls need a reinforced concrete lintel over any door or window opening, and only one layer of 63mm hollow block or 80mm glass block may be built.
- Gypsum fixings must not exceed 6mm in diameter and 40mm in penetration depth.
- Removing a wall, partial or complete, needs HDB's approval first. Demolition goes only up to the underside of the beam or slab, and work must stop and HDB be told if steel bars are found.
HDB also asks owners to use a contractor from its Directory of Renovation Contractors for renovation works, including works that need no permit. Renovation works are carried out by our partner V On Construction Pte. Ltd., listed in HDB's Directory of Renovation Contractors. Read the HDB wall hacking rules before you plan to remove one.
Partitions in Condos and Offices
- Condos. Your MCST may need to approve the work and set the hours. For demolition other than floor tiles, BCA advises MCSTs to ask for plans endorsed by a Professional Engineer. See condo renovation.
- Offices. A new room can affect escape routes and fire compartments, which are fire safety works under SCDF rules. Landlords usually need to approve the layout too. See office renovation.
- Lights and switches. A new room usually needs a light and a switch. New wiring is done by an EMA licensed electrical worker.

Frequently Asked Questions
How much does a partition wall cost in Singapore?
A gypsum partition is typically about $20 to $40 per sq ft, so a room-dividing wall is about $1,500 to $2,800. A door opening adds about $250 to $600.
Do I need an HDB permit to build a partition wall?
No permit is needed for a 63mm hollow block wall, an 80mm glass block wall or a gypsum partition, but the HDB guidelines on light, ventilation and fire escape still apply.
Do I need a permit to remove a partition wall in an HDB flat?
Yes. Any demolition or alteration of walls needs HDB's approval first, and structural walls cannot be removed.
Is gypsum or hollow block better?
Gypsum is faster, lighter and easy to remove later. Hollow block is more solid and better for hanging heavy items, but takes longer and costs more.
How soundproof is a gypsum wall?
A basic gypsum wall blocks normal conversation. Rockwool in the cavity and double boarding improve it noticeably.
Can you add a door to the new wall?
Yes. A swing or sliding door can be built into the partition, usually adding about $250 to $600 for the opening plus the door.
