Tile Repair Singapore: Problems We Fix

  • Cracked tiles. Usually from a heavy object being dropped, or the tile and the floor beneath expanding at different rates. The cracked tile is cut out and replaced.
  • Hollow tiles. Tiles that sound dull and drum-like when tapped have lost their bond with the floor. They may look fine now but often crack or lift later.
  • Popped or tented tiles. Tiles that suddenly lift and form a ridge, often with a cracking sound. HDB explains this as tiles expanding and contracting with heat and water absorption.
  • Loose wall tiles. Common in older kitchens and bathrooms, often from water behind failed grout.
  • Crumbling, stained or mouldy grout. Raked out and regrouted. Mouldy silicone around basins and showers is replaced.
  • Chipped tile edges. Small chips can sometimes be filled and colour-matched instead of replacing the tile.

Hollow tiles are best found with a tap test: tap the centre of each tile with a coin or a metal spoon handle and listen for a dull note compared with the tiles around it.

Tile Repair Price in Singapore (2026)

Typical 2026 market prices. Matching tiles are the biggest unknown: if you have spare tiles from the original renovation, keep them for us.

JobTypical price
Single cracked tile replacement (matching tile available)$80 to $180 per tile
4 to 8 hollow tiles lifted and re-bedded$300 to $700
Regrouting a typical HDB bathroom$400 to $900
Mouldy silicone around a basin or showerFrom $100
Popped tiles over a larger areaQuoted after photos or a site check
Full bathroom re-tiling with waterproofing$4,000 to $7,000, permit works

If many tiles across a room are hollow, re-tiling or an overlay may cost less in the long run than repairing tile by tile. For a full renovation, see our HDB toilet renovation guide and hacking cost calculator.

What to Do When Tiles Pop

HDB's home care guide gives simple steps while you wait for a repair:

  1. Wear gloves to protect your hands from sharp edges.
  2. Remove the loose tiles and stack them safely in a corner. Keep them, since they may be reusable.
  3. Cover the area with cardboard, newspaper or a rug, or move furniture over it.
  4. Avoid stepping on the area until it is repaired.

Laying new tiles or vinyl straight over a floor with hollow tiles usually fails, because the loose tiles underneath keep moving. Fix them first, then overlay if you want a new look; see vinyl flooring.

HDB Rules for Tile Repair and Re-Tiling

Based on HDB's renovation guidelines for building works:

  • Replacing floor tiles needs a permit. HDB lists replacement of ceramic, homogeneous, terrazzo, marble and other tiles as work that requires a permit. The total thickness of floor finishes and screed must not exceed 50mm.
  • Bathrooms and toilets. Newly built flats have a 3-year restriction on removing bathroom and toilet wall and floor finishes. After that, replacing them needs a permit, with a waterproofing screed and membrane turned up at least 150mm against the walls, kerbs and pipes.
  • Wall tiles. Replacing internal wall finishes needs a permit, and the total thickness including plaster must not exceed 25mm.

We confirm from your photos whether your repair needs a permit. Renovation works are carried out by our partner V On Construction Pte. Ltd., listed in HDB's Directory of Renovation Contractors. Our HDB renovation permit guide explains the process.

What to Send for a Tile Repair Quote

  1. A photo of the whole floor or wall, and close-ups of each damaged tile.
  2. A short video of you tapping the tiles if you suspect hollow tiles.
  3. Whether you have spare tiles, and a photo of the tile size and pattern.
  4. Which room it is, and whether it is near a toilet, kitchen or balcony.
  5. Whether it is an HDB flat, condo or landed home, and roughly how old the tiles are.

Frequently Asked Questions

How much does tile repair cost in Singapore?

Replacing a single cracked tile typically costs $80 to $180 if a matching tile is available. Lifting and re-bedding 4 to 8 hollow tiles is about $300 to $700, and regrouting an HDB bathroom about $400 to $900.

Why do floor tiles pop in Singapore?

HDB explains popping tiles as tiles expanding and contracting with temperature changes and water absorption. Poor adhesive coverage and water getting under failed grout also cause tiles to lose their bond.

How do I know if my tiles are hollow?

Tap the centre of each tile with a coin or metal spoon handle. A firm tile gives a sharp sound; a hollow tile sounds dull and drum-like compared with the tiles around it.

Do I need an HDB permit to replace tiles?

HDB lists replacement of floor tiles as work that requires a permit, and bathroom tiles cannot be removed in the first 3 years after the block is completed. We confirm from your photos whether your job needs one.

What if I do not have matching tiles?

We try to source a close match by size and colour. If none is available, one option is to use a contrasting tile in a less visible spot, or to re-tile a small area so it looks deliberate.

Can I lay vinyl over hollow tiles?

It is not recommended. Loose tiles underneath keep moving and can crack or lift the vinyl. Fix the hollow tiles first, then overlay.
