Condo Renovation Cost in Singapore
Typical 2026 market ranges. Resale condos cost more because old kitchens, bathrooms and wiring usually have to come out first.
| Scope | Typical price |
|---|---|
| New condo, full renovation | About $44,000 to $62,000 |
| Resale condo, full renovation | About $78,000 to $105,000 |
| Kitchen only | About $5,000 to $20,000 |
| One bathroom | About $4,500 to $8,000 |
| Whole-home carpentry | About $12,000 to $22,000 |
| Removing a non-structural wall | About $550 to $1,300, plus debris disposal |
Prices exclude furniture, appliances and any PE endorsement your MCST asks for. A partial renovation is often the better value in a new condo, since the developer finishes are usually sound. For hacking items, try our hacking cost calculator.
MCST Approval, Deposits and Working Hours
A condo is a strata development, so your management corporation (MCST) has a say in renovation work. What we can confirm from BCA:
- MCST approval. BCA notes that for strata developments such as condominiums, the MCST's approval might be required for renovation works, on top of any approvals from other authorities.
- Conditions. Under section 37(4) of the Building Maintenance and Strata Management Act, the MCST can impose conditions before it approves renovation works inside your unit, to protect beams, columns and shear walls.
- Structural works. Demolition involving structural elements needs plans approved by the Commissioner of Building Control and a permit to start, with a Qualified Person supervising.
- Non-structural demolition. For demolition other than floor tiles, BCA advises MCSTs to ask for renovation plans endorsed by a Professional Engineer (Civil or Structural) certifying that no structural works are involved.
The renovation deposit, permitted working hours, lift protection and debris rules are set by each MCST in its by-laws and renovation guidelines, so they differ from condo to condo. Ask your management office for the current renovation form and rules. We plan the schedule around them and submit the contractor details your MCST needs.

Frequently Asked Questions
How much does a condo renovation cost in Singapore?
Typical 2026 ranges are about $44,000 to $62,000 for a new condo and about $78,000 to $105,000 for a resale condo. Kitchens, bathrooms and carpentry move the price the most.
Do I need MCST approval to renovate my condo?
Often yes. BCA notes that MCST approval might be required for renovation works in strata developments, and the MCST can set conditions before approving. Check your condo's by-laws.
How much is the condo renovation deposit?
It is set by each MCST, so it varies between condos. Ask your management office for the amount and the refund conditions before you sign a contract.
What hours can renovation work be done in a condo?
Each MCST sets its own renovation hours in its by-laws or house rules. We confirm them with the management office and schedule noisy works within them.
Can I hack a wall in my condo?
Non-structural walls can often be removed with MCST approval, and many MCSTs ask for a PE-endorsed plan. Structural walls need BCA plan approval and a Qualified Person.
How long does a condo renovation take?
A new condo usually takes about 8 to 10 weeks and a resale condo about 10 to 12 weeks, depending on carpentry and the MCST approval time.
