Mould Removal Singapore: Find the Cause First
Mould needs damp and still air. Working out which you have decides whether a clean and repaint is enough.
| What you see | Likely cause | What to do first |
|---|---|---|
| Grey or black spots on a dry wall, behind furniture or near the aircon | Condensation and poor airflow | Treat, repaint with anti-fungal paint, improve airflow |
| Mould in a band near the floor, flaking paint | Damp from a bathroom, kitchen or planter next door | Check the adjoining wet area before repainting |
| Brown ring stain on the ceiling with mould around it | Leak from the flat above | Fix the leak first; see our ceiling leak guide |
| Bulging concrete, rust stains, mould on a toilet ceiling | Spalling concrete | Spalling repair, then anti-mould paint |
| Black spots on bathroom silicone and grout | Water sitting on the joints | Replace the silicone, regrout if needed |
HDB notes that untreated ceiling leaks can cause mould growth. Our guide to wall mould removal has a simple test to tell condensation from water coming through the wall.
How Our Mould Treatment Works
- Clean off the mould and scrape away loose or flaking paint.
- Treat the surface with an anti-fungal solution to kill what remains in the paint and plaster.
- Let it dry fully before any paint goes on.
- Repaint with anti-fungal paint, using a sealer where staining was heavy, and blend into the surrounding wall.
Mould that is only painted over comes back through the new paint, usually within weeks. The treatment and drying steps are what make the result last longer.

How to Keep Mould From Coming Back
- Ventilate. NEA notes that residents can improve home ventilation by opening doors and windows, and using fans to help air circulate. Run your bathroom exhaust fan during and after showers.
- Leave a gap behind furniture. Wardrobes and bed headboards pushed tight against an outside wall trap damp air.
- Dry the bathroom. Leave the door or window open after showers, and squeegee water off tiles and silicone.
- Repaint regularly. HDB's home care guide recommends cross-ventilation and repainting walls regularly.
- Mind the aircon. Rooms cooled hard overnight can get condensation on the coldest wall or window recess. A slightly higher temperature helps.
Curtains and blinds in damp rooms can also grow mould. Blinds are easier to wipe down in bathrooms and kitchens; see blinds.

Frequently Asked Questions
How much does mould removal cost in Singapore?
Mould treatment for one wall or ceiling typically costs $150 to $250. With an anti-fungal repaint, a bathroom ceiling is about $200 to $300 and a bedroom wall $220 to $350.
Why does mould keep coming back on my wall?
Usually because the damp source is still there or the mould was painted over without treatment. Condensation, a leak from upstairs or a wet area next door are the common causes.
Can I just paint over mould?
No. Paint over mould peels and the spots bleed back through. The mould must be cleaned, treated and dried before an anti-fungal paint goes on.
Do you remove mould from wardrobes?
Yes. We clean and treat wardrobe interiors from about $100. Move clothes out first, and leave a gap between the wardrobe and the wall afterwards.
Is mould removal a job for a handyman or a waterproofing contractor?
Surface mould is a cleaning and painting job. If a leak or failed waterproofing is feeding it, that needs fixing first, and we tell you before booking.
