Painting Services Singapore: Jobs We Take
Most painting jobs fall into one of these groups. Each is priced differently, so it helps to know which one you need before you ask for quotes.
- Condo units. Whole-unit repaints for 1 to 5 bedroom apartments, including ceilings, and touch-up repaints before a new tenant moves in. Living rooms with high ceilings or double-volume spaces need a taller ladder or tower and cost more.
- Landed homes. Interior repaints for terrace, semi-detached and detached houses, and exterior walls, gates, fences and boundary walls. Exterior work uses weather-resistant paint and often needs scaffolding on upper floors.
- Offices and shops. Office walls, meeting rooms, pantry and corridor areas, and shop units before handover. We can work after office hours or on weekends so your staff are not disturbed.
- Single rooms and feature walls. One bedroom, a nursery, or one accent wall in a new colour. See our feature wall page for limewash, panels and wallpaper options.
- Doors, grilles, gates and pipes. Door and frame repaints, metal gates and grilles, and exposed pipes in toilets and service yards.
- HDB flats. HDB repaints are priced by room count, with their own rules on the household shelter. See our HDB painting page.
Which Paint for Which Room
| Paint type | Best for | Notes |
|---|---|---|
| Basic interior emulsion (matt) | Bedrooms, offices, rental units | Lowest cost. Marks are harder to wipe off. |
| Washable or stain-resistant emulsion | Living rooms, corridors, kids' rooms | Costs more, but you can wipe off scuffs and handprints. |
| Low-odour paint | Occupied homes, nurseries, offices | Less smell during and after work, so rooms can be used sooner. |
| Anti-mould or anti-fungal paint | Bathroom ceilings, kitchens, walls behind wardrobes | Slows mould regrowth. The damp source still has to be fixed first. |
| Elastomeric or flexible paint | Walls with hairline cracks | Stretches over fine cracks so they do not show through again. |
| Exterior weather-resistant paint | Landed house facades, boundary walls | Resists rain and sun. Needs a dry spell to apply. |
| Sealer or primer coat | Older walls, stained or chalky walls, bare plaster | Helps the top coat bond and stops stains bleeding through. |
Most homes need two top coats. A sealer coat is worth adding when the old paint is chalky, stained or more than a few years old. If mould is the reason you are repainting, see our mould removal service first.

How a Painting Job Runs
- Quote from photos. You send photos and the floor area, and we confirm the scope, paint type and price.
- Protection. Floors, furniture, switches and fittings are covered and masked before any paint goes on.
- Preparation. Loose paint is scraped, holes and hairline cracks are filled, and the walls are sanded smooth.
- Sealer and top coats. A sealer coat where needed, then two top coats, with drying time between them.
- Clean-up and check. Masking is removed, the area is cleaned, and you check the finish with us before we leave.
A condo unit usually takes 1 to 3 days. A landed home or office depends on size and access. Many condos and office buildings have their own rules on working hours and lift bookings, so check with your management office before the job date.
What to Send for a Painting Quote
- The property type (condo, landed or office) and the floor area or number of rooms.
- Photos of each room, showing the walls, ceiling and any stains, cracks or peeling.
- The colours or paint type you want, or tell us if you want to keep the current colours.
- Any doors, gates, grilles or pipes to paint.
- Whether the unit will be occupied, and any working-hour limits from your management office.
Our guide to clearer repair quotes shows the photos that help us price the job accurately.
When Paint Alone Will Not Fix It
Paint is the last step, not the fix. If the wall is damp, the paint is bubbling, or the ceiling has rust stains and cracks, the cause needs to be fixed first. Otherwise the new paint peels or stains again within months.
- Bulging ceiling with rust lines. This is usually spalling concrete. See spalling concrete repair.
- Brown water ring on the ceiling. Often a leak from the unit above. Our guide on ceiling leaks and who pays explains the next steps.
- Black spots that keep coming back. Mould from damp or poor airflow needs treatment before repainting.
- Moving out of a rental. If your lease asks for the unit to be returned in its original condition, see reinstatement works.

Frequently Asked Questions
How much do painting services cost in Singapore?
In 2026, a single room or feature wall typically costs $150 to $400. A 2 bedroom condo is about $900 to $1,500, a 3 bedroom condo $1,300 to $2,000, and a landed terrace interior $2,000 to $4,000.
How much does office painting cost in Singapore?
Office painting is usually priced at about $2.50 to $6 per sq ft, depending on ceiling height, wall condition and whether the work is done after hours. Small offices under 800 sq ft are typically $1,000 to $1,500.
Do I need a sealer coat?
A sealer is worth adding when the old paint is chalky, stained or several years old, or the wall has been patched. It helps the new paint bond and stops stains showing through. A whole-unit sealer coat is typically $150 to $500.
How long does it take to paint a condo unit?
Most condo units take 1 to 3 days, depending on size, the number of colours and whether a sealer coat is needed. Low-odour paint lets you use the rooms again sooner.
Can you paint while we are still living in the unit?
Yes. We work room by room, cover furniture and floors, and move items away from the walls. Painting an occupied home can take longer than an empty one, which may affect the price.
Do you paint landed house exteriors?
Yes. We repaint exterior walls, gates, fences and boundary walls with weather-resistant paint. Upper floors may need scaffolding, which is quoted separately after we see photos.
